Local Leaf & Grain inks new lease at Allen Center

Brookfield Properties today announced that Leaf & Grain, the local health-focused grain bowl and salad eatery, has signed a lease at The Court at Allen Center, the 17,000-square-foot dining and retail space located beneath Class A office tower, One Allen Center, at 500 Dallas Street in downtown Houston. Under the terms of the agreement, Leaf & Grain will lease 1,339 square feet of space in The Court for its second location, anticipated to open in late October.

Leaf & Grain’s approach to healthy eating is summarized best by its two-word mantra, “Don’t Compromise.” When Houston-native Deets Hoffman opened Leaf & Grain in 2017, he and co-owners Edward Thompson and Murray Manley felt like eating healthy shouldn’t have to mean compromising on taste or feeling full. The trio has brought this conviction to life by building a hearty-healthy menu that puts flavor first: making everything from scratch (read: addictive dressings) and offering only the highest-quality proteins. The overwhelming response from the downtown community—lines regularly wrap around the corner of their Houston Center location—speaks to the team’s passion for what they are doing.

The new Leaf & Grain at Allen Center will offer its seasonally rotating menu during lunch hours Monday through Friday and offer robust and affordable catering options perfect for business meetings and entertaining of all kinds.

“We’re really excited about our second location,” said Hoffman. “We've put a ton of energy into understanding what matters to our customers, and we are committed to doing the work required to bring those things to reality. We’ve tweaked our dressing recipes in the hundreds of times at this point, to put things in perspective. We’re excited to bring this approach to a new set of folks at Allen Center.”

“We are pleased to welcome Leaf & Grain to Allen Center,” said Travis Overall, Executive Vice President and Head of the Texas Region for Brookfield Properties. “From the success they have had at Houston Center, we are excited that they have chosen Allen Center to expand their concept.”

Leaf & Grain was represented in lease negotiations by Jack Burgher, a partner with Streetwise Retail Advisors. Brookfield Properties was represented by Crystal Allen and Nick Hernandez of Transwestern.

Earlier this year, Brookfield Properties announced further plans for the Reimagining of Allen Center, which include renovations at Two and Three Allen Center. Plans for Two Allen Center include a new two-story lobby, second floor outdoor terrace, and updated retail bays and tenant mix. Three Allen Center will feature a renovated lobby as well as a new shower and locker facility. Renovated elevator lobbies and elevator cabs will be created for both buildings and a new sky bridge connection between Two and Three Allen Center. Phase II construction began in April 2019 with estimated completion in late 2020.Additional plans include the full transformation of C. Baldwin, formerly the Doubletree Hotel, which includes redesigned guestrooms and common areas; and state-of-the-art meeting and event space. C. Baldwin is slated to open this month.
