Occupying some of the last prime, beachfront real estate on Galveston Island, native Galvestonian Manny Mehos, CEO of Green East Realty, announces plans for Roseate Beach, an upscale, master-planned residential community unique to the island. Located a short distance from Galveston Country Club and boasting unparalleled beachfront access expanded by the continuation of the Galveston Island Beach Nourishment Project, Roseate Beach will offer 172 premium homesites, including 22 alluring beachfront lots, set within a landscape that preserves and accentuates the natural beauty of the Texas coast. Roseate Beach will provide a full- service residential haven for homeowners seeking to embrace the relaxed pace of seaside living without sacrificing modern amenities. The project will be developed in two phases, with Phase One slated to break ground in late fall 2023.

“This is the perfect time and place to create an upscale housing development on the Texas coast, and in Galveston in particular,” said developer Manny Mehos. “With its close proximity to the fourth most populous city in the United States, providing remote workers convenient access to both their office and beach house, Galveston Island has enjoyed a recent spike in demand for vacation properties, second homes, and investment properties. As a proud Galveston native committed to making a lasting impact in my hometown, my vision is to create a first-of-its-kind development in Galveston unlike anything else on the island.”

Design Meets Nature to Create a Coastal Haven

Occupying a prime beachfront location, Roseate Beach residents will enjoy numerous access points to a broad stretch of beach expanded by the continuation of the Galveston Island Beach Nourishment Project, an ongoing effort to protect and preserve the beachfront for future generations by mitigating shoreline erosion. In addition to unrivaled beach access, the community emphasizes pedestrian circulation and embraces an environmentally sensitive, nature-focused design. A network of trails and greenways weaves through a lush coastal ecosystem where residents experience the area’s

native landscape and passage to the various open spaces throughout the community, including a central promenade, community park and wetland preserve. The extensive native plantings provide a welcoming habitat for local wildlife, including the project’s namesake: the Roseate Spoonbill.

“Our primary goal for Roseate Beach is to connect people with nature,” envisions Zachary Broussard of CARBO Landscape Architecture, the community’s master planner. “The native marsh and dune landscape of Galveston Island is exceptionally beautiful, and Roseate Beach celebrates that natural beauty by creating an immersive pedestrian experience within the landscape. Every resident has direct access to the extensive greenway network from their home and can walk or bike to any destination within the community, all while enjoying the land’s exceptional scenery.”

Modern Architecture and Quality Craftmanship of Elevated Coastal Homes

Inspired by the simple, graceful structures of coastal areas, the forms and materials of Roseate Beach homes and buildings will create a character unique to Galveston. Through the guidance of an architectural pattern book, they will visually complement one another and the coastal landscape, while offering modern luxuries in a relaxed environment. More than a group of individual homes, Roseate Beach’s cohesive design concept will establish a true sense of community, foundational to authentic seaside living. Expansive porches, elevated upper-floor balconies, soaring windows and French doors blur the line between indoor and outdoor spaces, and this distinct architectural character will be a hallmark of Roseate Beach.

“The use of simple building forms will allow the homes to serve as the backdrop on which the residents, community and nature take center stage,” said Chris Janson, architect and principal at LRK. “The clean lines of the homes will complement the native coastal landscape and natural beauty of the island, while expansive glass and outdoor living spaces allow owners the opportunity to connect with nature.”

Amenities and Service from Sunrise to Sunset

Beyond the native landscape and modern architecture, Roseate Beach’s array of lifestyle and activity features, combined with a commitment to onsite management, will create the ultimate coastal haven for its residents. In addition to the open space and greenway network, the community will boast superior amenities including a resort pool, clubhouse, pickleball courts and other gaming spaces, a fitness facility, and reservable office spaces. The site’s natural wetland will also feature a connected series of boardwalks and seating areas accessible from multiple trailheads to further promote outdoor activities such as walking and birding. Roseate Beach’s dedicated onsite management team will attend to beautification and maintenance of the community’s common spaces and native landscape, as well as ensure year-round access to the full spectrum of amenities.
